According to the most recent American Community
Survey(data correlated by the U.S. Census Bureau), approximately
12.8 percent of Loudoun's population is over the
age of 55. Further data analysis shows that people, ages
50 and above, own approximately 30% of the houses in
Loudoun County. With 90,000 plus homes
now occupied in the county this equates to roughly 30,000
residences. This is large number of homes in any market, and in
many cases
the seniors involved in these sales have special needs
or requirements.
A home sale for these seniors may be
something quite different than just relocating. They
could be greatly modifying their life style as they
move into an assisted living facility. They
probably will be down sizing, as they deal with
a life time of acquired treasures. The move may
be the result of a loss of spouse, and they no longer
wish to maintain their existing household alone. Still,
there are the fortunate seniors, who may be
looking foward to moving into a senior community
that offers ammenties targeted towards their age. What
ever the reason for selling, the Team of Dean
and Morris offers a wealth of information,
as well as a unique understanding of the issues
facing Seniors that only experience and research
can provide.
In the past few years Mike Dean and Peg Morris
ABR,GRI,EPRO,SRES
have been collecting information, doing comparisons,
and making contacts with service providers who specialize
in the Senior market. It is more than just knowing where
the senior communities are located. It encompasses knowing
who to speak to with in those communites, and what
resident options are offered there. It includes, keeping
abreast of the assisted living offered in the area and
the locations of new facilities when they open. They
are familiar with service providers to assist in downsizing,
and handyman services that deal well with the 55 and
older age group.
Mike and
Peg also understand the emotional and financial impacts a
move can have on seniors. Mike and Peg continuously
learn new applications to the market, and keep
current on the current financial offerings and options
available to sellers. Plus, they continue to explore
more options in the real estate field; noting which
are trends and which are necessities. Auctions are a
good sample of this. In todays slow market many
home owners are considering the possibly of a home auction
in order to sell their house. In 2006, in response to
this possibility and the increased number of house auctions
in the area, Mike
became a Certified Auction Specialist.
Peg, it
should be noted has just recently earned the SRES(Senior Real Estate Specialist) which is a nationally recognized
certification for working with seniors, this in addition to the ABR ( Accredited
Buyers Agent), also supported by the NAR, useful to any buyer wanting to have
representation. This quest
to keep informed is just one example of the team's fortitude
to their service of the community.
Mike and Peg represent the highest of standards and
professionalism as Realtors, they serve Loudoun
County as well as many of the surrounding
communities. The Dean an Morris Team
is associated with the KELLER WILLIAMS office
centrally located in Leesburg, Virginia.
